I’m a Property Management Operations Leader who is passionate about both the real estate and the people we hire and serve. I have led development projects from initial planning through design and lease-up, pioneered global initiatives on a national platform, built winning and strategic teams and had fun doing it.

Over eighteen years in various roles of property operations including stabilized operations, predevelopment, branding, working with local officials on development, interior FF&E design, conceptual work, retail tenant sourcing, and multifamily floorplan review. I have spent the past 5 years in an advisory and direct management capacity on a portfolio of 85k units across the US as well as managing more than 900k feet of retail and creating and implementing national ESG strategies.

I have sold single family build to sell, have initiated a national strategic program managing single family build to rent and have spent much of my career in luxury multi-family new construction.

My passion is building teams and platforms to best manage multi-family real estate.

2017-2024

Senior Vice President; Portfolio Services - Avenue5 Residential

Serves as the primary point of contact for existing strategic and large portfolio clients and partners to maximize client’s satisfaction and use of Avenue 5 tools and technology to maximize performance results.

Creates strategy for growth at all properties within the portfolio. Leads strategic plans and quarterly and annual business reviews with the clients to maintain a strong business partnership. Creates analysis of client’s results and performance to target where Avenue 5 products and services are most valuable to the client. Provides support and opportunity management with on-site operators on a portfolio of more than 176 properties comprised of 38,000 units.

Directs commercial portfolio management team managing a portfolio of >800,000 feet of ground level retail in mixed-use buildings. This team provides lease administration, single point of contact for both client and tenant, and common area budgeting and reconciliations.

Collaborates with company leaders to ensure overall client growth and satisfaction. Works with operations and client strategy teams to develop and manage the single family build for rent programming: Live on the Avenue.

2015-2017

Principal, Director of Operations; Green Light Development

Works in conjunction with the Founder / Managing Partner to create and review financial modeling, building programming, and market positioning for multi-family, mixed use and commercial developments in the Pacific Northwest. Communicates directly with consultants and partners on housing and mixed-use developments spanning from single family spec homes to large scale class A multi-family site development.

Works in an advisory role with institutional and local level investors on site selection, building programming and market demographics. Properties developed with an ownership interest included: Hygge On Hoyt, Sunnyside Belmont, Holm and assisting on additional consulting projects.

Leads recruitment and hiring, brand marketing and positioning and administrative process planning as well as project management and asset strategy for new development pursuits. Directs property management on a portfolio of single-family and commercial assets including a medical office and automotive service station.

Heather holds an active Oregon brokers license and assists in the marketing of and real estate transactions for single-family home sales post-development completion. Heather is a licensed realtor working with Inhabit Real Estate on GLD single family home sales, creating the marketing programming and website for Green Light and Ethan Beck single family partnership. Projects included: two single family homes built and sold on SE 31st and Clinton, 14 home subdivision on Mt. Tabor (taborterrace.com).

2014-2015

Manager; Multifamily and Retail - Unico Properties

Collaborated with Regional Director in setting vision, strategy and execution of the ground level retail portfolio to maximize the overall value to office and multi-family tenants. Heavy involvement in retail space design and build-out, engaging with tenants and their contractors. Creation of marketing strategy and execution of marketing plan and then identifying and recruiting target retail businesses in alignment with this strategy. Select and oversee retail brokers when necessary, managed ground floor leasing at the Grand Central Block in Pioneer Square.

Managed key team members and third-party managers in a small, stabilized multi-family portfolio consisting of mixed-use assets in the Seattle, WA and Portland, OR regions. Properties included: The Cobb and Crane Flats and Lofts.

Project management and brand strategy / execution, for 284 unit high rise development property in Portland, OR. Created and maintained early marketing and brand execution efforts, team management and selection of various vendors such as third party property managers, FF&E designers, project interior designers and marketing and brand consultants.

Project design and furniture lead on 12,253-foot full-floor office renovation in Seattle, WA. Selection and integration of systems furnishings, art and branding as well as project coordination with systems furniture vendor.

2004-2015

Regional Manager; Riverstone Residential Group

Regional Property Manager with an emphasis on new construction, development consulting and lease up properties working on and contributing to more than 20 lease-up properties over the course of the tenure. During this time, Heather focused time on recruiting and mentoring top talent, consulting and creation of brand positioning, demographic reporting, reviewing and management of FF&E installations, and retail positioning efforts.
